The proposed Mixed-Use Concept Plan provides a framework to redevelop the 653-acre former American Cyanamid industrial site into a vibrant and sustainable mixed-use, walkable and transit-supportive center.
Our vision is to transform this long vacant, blighted property into a valuable community asset with a distinct sense of place, integrating retail, office, hospitality, residential, educational and cultural uses, parks and preserved open spaces.
The Concept Plan has been informed by extensive community input, market research and multidisciplinary expertise. In addition to creating residential neighborhoods with a range of product types and price points, the plan features:
240 acres of open space and preserved areas
Miles of bicycle and walking trails
A “village center” with shops, restaurants and highly engaging public spaces
A 32-acre site for a school and community recreation facilities
Enhancements to transit accessibility
While offering numerous amenities, the proposed Mixed-Use Concept Plan will include substantial fiscal and economic benefits to the Township and surrounding region:
Producing over $8 million in net annual property tax revenue
Creating thousands of construction and permanent jobs
Generating approximately $2.0 billion in economic activity
Overall, the Concept Plan is anticipated to be developed in multiple phases over approximately 15 years and will be coordinated to balance benefits and improvements with infrastructure requirements.
